Spring Lakes Park An age 55 plus Mobile home Community
The following information generally describes Spring Lakes Mobile Home Park, it's management, facilities and some important things to know about the Park.
Spring Lakes is a five star mobile home community for adults age 55 and up. In the case of couples, both must be at least 55 . Usually there are only two occupants to a home. There are restrictions on visitors and pets, please request a copy of the Park rules to review prior to making any important commitments. Spring Lakes Park does not have any health care facilities. Residents must be able to live independently and be able to maintain their home and yard up to'' • Park standards.
Spring Lakes Park is operated as a General Partnership with all of the Partners being owners of a mobile home occupying a space in the Park. To qualify to be a Partner an individual must meet the following requirements:
1. Be renting a space in Spring Lakes Park. 2. Own a mobile home in that space. 3. Either live in said mobile home or leave it vacant with the intent of living therein. 4. Own 6.3063 Spring Lakes Partnership units. (A total value of $4,729.73, to be purchased from the seller and are included in the asking price.)
There are 222 Partners in Spring Lakes Partnership, each owning an equal number of Partnership units. Each Partnership Unit is valued at $750.00. There is a one time Deferred Maintenance Fee (formerly "Service/Processing" fee) of $7,500.00 which is payable after sale is final, and when Rental Agreement is signed.
The Park business is managed by a Management Committee, elected by the Partnership every year. Day to day operation is handled by a resident Park Manager. Full time office and maintenance personnel report to the Park Manager.
Space rents vary, based on location, they currently range from $141.00 to $219.00. These rents have been fixed since 1984. Management has the authority to raise rents if necessary without Partnership approval.
All household utilities except the telephone are paid monthly at the Park office. These bills are presented at the 1 st of each month and are payable in ten days. All utilities shown are paid in bulk by the Park. The water, gas & electricity are metered to each coach. Residents do not need to be in contact with PG&E, the City of Scotts Valley, the Garbage Company or the Cable TV Company. Current charges for some of the utilities: Water - Metered Gas - Metered Electricity - Metered TV Cable - $22.00 Sewer - $18.20 Garbage - $18.00 S.V. Drive Bond ($30.00 yearly) Recycled water fee $10.00
Park facilities are many and activities both planned and unplanned are announced each week in the "Swan Gazette" that is delivered to each mail box. Special notices are issued when required. Before buying, ask to see the Park Rules and Regulations and the Articles of Partnership. It is important to you and the Park that you understand both.
